Terms & Conditions

Version 2.3 — Applicable to all firm bookings as of 01/12/2022

I) Booking Process

Upon receiving your booking request, We (also referred to as “Our”, “Mr. or Mrs. Zanandrea”, “Owner”, acting for and on behalf of “La Maison Rose”) will send You (“Client”, “Guests”) an email confirming availability and the required deposit amount.

Once your deposit has been received in our bank account, We will confirm its reception by email. The booking then becomes firm and effective.

The deposit should preferably be paid by bank transfer within 48 hours following the availability confirmation. The amount received in Euros, net of bank or currency conversion fees, must match the requested deposit amount.

As we do not have a credit card terminal, the balance must be paid upon arrival, in cash. Please bring small denominations. We cannot accept €100 notes or higher.

Note: As long as the deposit has not been received and confirmed, the booking is not effective and the rooms remain available.

II) Sale of the Stay & Use of the Premises

Article 1 – Modification of the Stay

Any modification (dates, number of Guests) is only possible with Our explicit written agreement and may incur additional charges.
Under no circumstances may the Client claim any right to remain on the premises after the end of the stay.

Article 2 – Firm Booking

The booking becomes firm once the Client has sent a 30% deposit (minimum one night per room) and the Owner has acknowledged receipt by email.
Payment of the deposit constitutes a binding Contract between You and Us.
Prices include all charges (including tourist tax).

Article 3 – Cancellation by the Client

All cancellations must be notified by letter or email.

a) Before the stay:
– Cancellation 14 days or more before arrival: deposit refunded.
– Cancellation less than 14 days before arrival: deposit retained.

b) No-show:
If the Client does not arrive before 7:00 pm, the Contract becomes void and the Owner may reallocate the rooms. The deposit remains due.

c) Early departure:
The full price of the originally planned stay remains due.

Article 4 – Cancellation by the Owner

If the Owner must cancel before the stay begins, the Client will be informed as soon as possible and the deposit refunded immediately.
During the stay, failure to comply with the Terms (especially Articles 9 and 10) may result in immediate termination without refund.

Article 5 – Arrival

The Client must arrive on the date and time specified. In case of delay, the Client must contact the Owner to agree on a new arrival time.

Article 6 – Payment of the Balance

The remaining balance must be paid upon arrival, in cash.
Additional services will be paid at the end of the stay.

Article 7 – Keys & Remote Control

A set including keys and lighting remote control is provided upon arrival. Loss or damage will be charged €130.00.

Article 8 – Tourist Tax

The tourist tax is a local tax paid to the Owner, who transfers it to the Public Treasury.

Article 9 – Use of the Premises

The Client must respect the peaceful nature of the premises and use them according to their intended purpose.
Smoking indoors is prohibited.
Any damage will be charged and must be paid before departure.

Article 10 – Capacity

The Contract is established for a specific number of Guests. Additional Guests may be refused.
Such refusal is not a Contract modification and no refund will be issued if Guests decide to leave.

Animals are not accepted unless prior agreement has been granted.

Article 12 – Departure

Departure must occur before 11:00 am, with the full key set returned and any additional charges paid.
